Location: This parcel is located just off Hiawassee Street, steps away from the main downtown square of Murphy, North Carolina. Hiawassee Street runs off Interstate 74, a main east/west interstate through Cherokee County, North Carolina. This property and the improvements on the property, represent one of the largest buildings in downtown Murphy which is utilized by the City of Murphy as a community gathering point. The parcel’s location abutting the Hiawassee River opens up enormous redevelopment possibilities for this site.
Description of Parcel – Other: This property is approximately ½ acre in downtown Murphy adjacent to the Hiawassee River. According to tax assessor’s information, and according to the latest measurements of the building, the lower level of the building has a total of 9,750 square feet. The main level, which walks out onto the street level, has an additional 9,395 square feet. The second floor of the building, which upon redevelopment could feature terraces oriented towards the Hiawassee River, has a total of 4,239 square feet (measurements from former owner of building).
The current owner of the building believes that the highest and best use for this building, due to its size, is to potentially removed the rear section of the building, salvaging bricks and other associated materials (wonderful old wooden beams are located throughout the building) and then concentrate on the main older section of the building which would have three full levels to redevelop. By removing the rear portion of the building, which was built at a later date than the historic front side of the building, would open up more of the site for parking and reduce the cost expenditure of renovating such a large existing building. With renovation, this multi-level building could potentially house lower level businesses or a office/retail place on the lower and main levels (with cutouts in the floors for central wide hallways between the two levels) and open up the ability to have one, or potentially two levels above the commercial aspect of the building which could house beautiful loft style apartments or condominiums (10’-12’ ceilings). These lefts could be two levels and potentially could have terraces overlooking the Hiawassee River and affording further views to the north/northwest. This could be a major redevelopment for the City of Murphy. Additionally, a perfect use for a portion of the building would be a high caliber restaurant and bar with wonderful ambience created due to the historic integrity of this building and property. The restaurant could potentially open on to walking trails to potentially include a pavilion area near the Hiawassee River. Financing Available.
