Landscaping to get your home SOLD!

 

Landscaping is more important than you may think. It can be a major part of a home’s curb appeal. Depending on where you live, landscaping can also be a crucial part of helping to control wildlife, and reducing energy costs by providing things like shade. If you want to update you landscaping without breaking the bank, here are five upgrades that can be done for less than $1,000.

1. Fertilizing the lawn

 

Fertilizing the lawn is a fast and low cost way to help improve the way your whole yard looks and feels. At the end of a long winter, fertilizer can help revive your grass, helping it green up faster, and providing a more lush surface. Some fertilizers can also kill weeds, which can further help improve your lawn’s appearance.

 

Cost: The average cost of fertilizing your lawn is $0.03 a square foot, assuming a 6,000 square foot lawn. The total range of costs is between $0.02 a square foot for a DIY job, to $0.04 a square foot during peak season.

2. Tree Planting

 

Planting new trees on your property has a lot of advantages. Trees help prevent soil erosion, while also providing shade and cleaner air. The right trees can also help you improve your home’s curb appeal, and complement the rest of your landscaping at the same time.

 

Cost: The average cost for planting new trees is $106 per small tree delivered and planted, with a minimum of five trees. The total costs range from $75 a tree for five small trees delivered off site and planted DIY to $2423 per large tree delivered and planted with a minimum of five trees.

3. Stain Your Deck

 

The deck is a major part of your home’s curb appeal, as well as enjoyment of the property. Sun, wind, rain, hail, and snow can all pay a heavy toll on your deck’s appearance, however. Over time, old stain may fade, crack, or peel, exposing the wood below to the elements, which in turn can mean the rotting of the wood on your deck itself. Applying a new coat of stain can help maintain not only your deck’s good looks, but also its integrity.

 

Cost: The average cost to stain a deck is around $2 a square foot, including labor and equipment such as pressure washers and the stain itself.

4. Fountain Installation

 

Fountains add a lot of interest and tranquility to your yard and landscaping. The sound of running water is often enjoyable for many people using the space, while the look of a fountain can increase your curb appeal. There are many different types and styles of fountain available, which can increase your chances of finding one that fits your needs.

 

Cost: The cost of a fountain installation depends largely on the type of fountain you’re installing. The least expensive option is a standalone bird bath, which costs between $150 and $300. Another inexpensive option may include a wall fountain with costs ranging from $600 to $1,200.

5. Fence replacement

 

Fencing can not only enhance your landscaping and curb appeal, it can offer a lot of other benefits as well. Pet containment, privacy, and creating a safe place for children to play are all great reasons to consider installing a new fence or replacing your old one.

 

Cost: The average cost to install a new fence is $13.26 a linear foot for galvanized steel chain link fencing. Total costs range from $7.02 a foot for a DIY installation to $28 per foot for a redwood split rail fence.

After Winter Storms And Extreme Cold

  • If your home loses power or heat for more than a few hours or if you do not have adequate supplies to stay warm in your home overnight, you may want to go to a designated public shelter if you can get there safely. 7 Great Home Improvements for under $500
 

When it comes to upgrading our homes, there seems to be a never-ending list of things to do. There are the upgrades we'd love to make, like buying new furniture or replacing countertops. And then there are the things we have to fix, like inefficient appliances or a leaking roof. But there are a whole range of inexpensive improvements that don't take much effort but can go a long way toward increasing your enjoyment of your home-and adding to its value too.

Here are 5 such upgrades you can make for less than $500.

 

1. Increase curb appeal

Even if you're not planning on selling your home, curb appeal is important. For you, that might mean pressure-washing the driveway (rent one for about $100 per day), repairing broken stairs, or updating your mailbox (anywhere from $50 to $200, depending on style). Sometimes upgrading curb appeal is simply a matter of spending time in the yard and getting your hands dirty by edging the lawn, trimming hedges, or pulling weeds. To keep costs down, plant perennials that keep their greenery all year long and invest time in maintaining your garden tools so you don't have to purchase new ones.

  

2. Fix the front door

Your front entrance can say a lot about your home. Upgrading to a high-end fiberglass door can cost more than $1,000, but you can get a whole new look for a lot less simply by adding new hardware and a fresh coat of paint. Installing a new doorbell (kits cost about $50 to $100) or updating the lighting (anywhere from $25 to $100) are also inexpensive fixes that can add instant appeal to the front entry. Pair your newly painted door with a clean doormat ($20) or fresh pot of flowers, and you'll have a whole new entrance for under $500.

 

3. Repair interior walls and paint

If your walls are a standard height, it's easy to make simple repairs like patching holes or sanding. It's also fairly easy to prime and paint your walls, which can instantly upgrade the look of any room. You'll need to buy paint and primer (most brands start around $30 per gallon) plus painter's tape, brushes and rollers. (Read this to learn more about how to budget for your painting project.)

Painting can get complicated and expensive if you need to repair a significant amount of drywall, remove mold, or have really tall ceilings, so always consult a professional if you feel you might be in over your head.

 

4. Update lighting and change bulbs

The lighting fixtures in your home are like jewelry on an outfit-they can instantly add pizzazz or look dated. Switching out a chandelier or sconce is a fairly easy, budget-friendly project. Shop big-box stores for inexpensive pendants, or ask about floor sample sales at retail outlets. Plan on spending at least $200 for a large fixture, about $100 for a bathroom vanity light, and $100 or less for a wall sconce. If you're on a tight budget, consider using the fixtures you already have but updating them with a coat of spray paint, a new light shade, or a dimmer switch. To make sure you're really adding value, switch to energy efficient bulbs like LEDs (about $7 for a 60W equivalent) or CFLs (about $9 for a 60W equivalent) bulb. Although both are more expensive than an incandescent bulb, they last longer and require less energy.

 

 

5. Install new toilets

Your motivation for buying and installing a new toilet may be for aesthetic reasons, but newer toilets can also save you money. Toilets installed prior to 1995 use as much as 6 gallons of water per flush; newer WaterSense models use as little as 1.2 gallons.

Over time this can represent thousands of gallons of water you won't have to pay for. Additionally, older toilets are more likely to leak, wasting even more water and money. A slowly running toilet can waste as much as 200 gallons of water a day. Replacing a toilet (about $100-$200) isn't hard for an experienced DIYer. But call the plumber if you have other leaks in the bathroom or kitchen; getting them fixed will save you water and money.  

 

6. Maintain your mechanics

Just like maintaining a car, regularly having your appliances and mechanical devices inspected and tuned up can save you lots of money in the long run. Major repairs or replacements can run into the thousands, but a simple check up might be as little as $100. Ask your serviceperson to let you know about any special customer care programs. Sometimes long-term customers are rewarded with free inspections or discounted servicing.  

 

7. Monitor energy usage

There are many smart-home devices on the market aimed at letting you get to know your home habits and helping you save money on energy or utility costs. Devices like Iris (Comfort & Control kit is $80) can help you regulate the temperature of your home and alert you to any unexplained changes. Add-on devices like the Utilitech Water Leak system ($30) can alert you to water leaks. Ultimately these devices help you save money on your energy and utility bills and keep you from expensive repairs down the line.

10 Reasons Real Estate will "Rock" in 2015

After a slowdown in the market this year, housing analysts and economists have high hopes for 2015. The real estate market is expected to build momentum across the board nest year, mostly because of a strengthening economy.

Here's a recap of some of the real estate forecasts for 2015:

  1. Millennial force: Younger professionals are having more luck in the job market, which is expected to help more of them jump into home ownership in the new year. Overall, employment is on the rise, but jobs for Millennials - particularly those aged 25 to 29 - has risen by 3 percent. That's one percentage point above the nationwide rate. According to some forecasts, Millennials are expected to drive two-thirds of household formations over the next five years. The forecasted addition of 2.5 million jobs next year, as well as an increase in household formation, will likely drive more first-time home buyers into home ownership, according to realtor.com® projections.
  2. Home prices stabilize: The double-digit price increases seen in 2013 have slowed, and more stable growth was the trend in 2014. As investors have retreated from the market, so have the rapid home prices in many markets. Home prices are expected to continue to edge up in 2015, with realtor.com® predicting a 4.5 percent gain. "After two years of abnormally high levels of home-price appreciation in 2012 and 2013, price increases moderated throughout 2014," realtor.com® notes in its 2014 Housing Review. "We are now experiencing increases in home prices consistent with long-term historical performance."
  3. Mortgage rates rising: Interest rates the last few months have been dipping below 4 percent, lowering the borrowing costs of home buyers and refinancing home owners. However, don't expect the low rates to stick around much longer. Mortgage rates are expected to rise next year. Freddie Mac projects mortgage rates will likely average 4.6 percent but inch up to 5 percent by the end of 2015.
  4. Return of the 3 percent down payment: New programs are popping up to help more buyers break into home ownership with lower down payments. In early December, Freddie Mac and Fannie Mae announced conventional loan down-payment programs that will allow qualified first-time buyers to secure a fixed-rate mortgage with a 3 percent down payment. Prior to that, they needed at least 5 percent. Also, "there are many states as well as national programs, which offer grants that range from 1 to 5 percent to be used for a down payment or closing costs," writes Damian Maldonado, co-founder of American Financing Corp., at CNBC. "These easing loan standards will allow more first-time buyers to enter the market."
  5. Housing affordability declines: Affordability for homes, based on home-price appreciation and rising mortgage interest rates, will likely fall by 5 percent to 10 percent in 2015, according to realtor.com® forecasts. However, the decline in affordability could be offset by an increase in salaries next year for many households. "When considering historical norms, housing affordability will continue to remain strong next year," realtor.com® notes in its report.
  6. New-home sales rebound: Single-family new-home starts barely budged in 2014 compared to 2013, and new-home sales remain far from normal levels. But that could finally turn around in 2015. Sales of new homes are expected to rise 25 percent as single-family construction picks up traction in 2015. The National Association of REALTORS® projects single-family housing starts to rise to 820,000 in 2015, which is still below the 1 million historical average. In the latest new-home report, sales dipped 1.6 percent in November, but builders are remaining optimistic heading into the new year. "As the labor market and broader economy continue to strengthen, we can expect the housing sector to gain momentum heading into next year," says David Crowe, chief economist for the National Association of Home Builders.
  7. Foreclosures recede to pre-recession levels: The number of foreclosures is expected to continue to fall in 2015, but expect them to still be elevated in some pockets across the country - particularly in judicial states where foreclosures must wind through the courts. Foreclosure filings have been on the decline for most of this year. From January through November, foreclosure filings fell about 172 percent compared to the same period one year prior, according to RealtyTrac data. "Every month so far this year, we've been down from a year ago," Daren Blomquist, vice president of RealtyTrac, said in a prior report. The only uptick has been in foreclosure auctions, which are up 5 percent in November compared to one year earlier. Foreclosures will likely fall to pre-crisis levels in 2015, Blomquist predicts.
  8. Drop in oil prices will boost housing: Oil prices have plunged 45 percent since June, which could inadvertently provide a lift to the housing market. "Households in the U.S. spend more than $1,800 on energy-related costs annually, and 22 percent of that energy consumption is due to residential real estate," according to CoreLogic's 2015 Housing Outlook. "So while the drop in oil prices typically has been linked to a reduction in driving-related expenses, it clearly also reduced energy-related expenses for residential real estate."
  9. Rent rises to outpace home-value growth: Rents likely will continue to rise in the new year, and an increase in rental costs in 2015 could outpace annual home-price gains. Expect the rental market to remain a "landlord's market" in 2015, with vacancy rates expected to stay below 5 percent in the new year, according to the National Association of REALTORS®. That should lead to demand pushing rents up even higher and keeping them above inflation, notes NAR Chief Economist Lawrence Yun. Apartment rents are projected to increase 4 percent in 2014 and 4.1 percent in 2015.
  10. Stronger economy leads to greater confidence: A stronger economy will likely lead to more demand for housing in 2015. "Overall, the economy finally appears to be gaining enough momentum to help provide the support that the housing market has needed for stronger recovery," Sam Khater, deputy chief economist at CoreLogic, notes in the company's 2015 Housing Outlook. "The combination of stronger employment growth and especially Millennial job growth makes for solid footing for the real estate market. Moreover, the recent drop in oil prices cannot be overstated, because not only does it directly lower the transportation and home energy costs for households, but it also improves consumer confidence. And confident consumers are more likely to spend on big ticket items, which is sweet music to the ears of the real estate market."

15% Increase in Foreclosures: MD is one of the Highest

RealtyTrac, the nation's leading source for comprehensive housing data, today released its U.S. Foreclosure Market Report for November 2014, which shows foreclosure filings - default notices, scheduled auctions and bank repossessions - were reported on 123,109 U.S. properties in October, an increase of 15 percent from the previous month but still down 8 percent from a year ago.

The 15 percent monthly increase was the largest month-over-month increase since U.S. foreclosure activity peaked in March 2010. The report also shows one in every 1,069 U.S. housing units with a foreclosure filing during the month.

 

A total of 59,869 U.S. properties were scheduled for foreclosure auction during the month, up 24 percent from the previous month and up 7 percent from a year ago to the highest level since May 2013. Scheduled foreclosure auctions in judicial foreclosure states, where foreclosures are processed through the court system, increased 21 percent from the previous month and were up 3 percent from a year ago and. Scheduled foreclosure auctions in non-judicial states increased 27 percent from the previous month and were up 14 percent from a year ago.

 

"The October foreclosure numbers are not a complete surprise given that over the past three years there has been an average 8 percent monthly uptick in scheduled foreclosure auctions in October as banks try to get ahead of the usual holiday foreclosure moratoriums," said Daren Blomquist, vice president at RealtyTrac. "But the sheer magnitude of the increase this year demonstrates there is more than just a seasonal pattern at work. Distressed properties that have been in a holding pattern for years are finally being cleared for landing at the foreclosure auction.

 

"There is still strong demand from the large institutional investors at the foreclosure auction in some markets, but even in markets with decreasing demand at the foreclosure auction, banks can be confident in selling REO properties quickly and at a good price," Blomquist continued. "That's because there is still strong demand from buyers, particularly in the lower price ranges, combined with a dearth of distressed homes listed for sale."   

 

Scheduled foreclosure auctions increased from a year ago in 29 states, including Oregon (up 399 percent), North Carolina (up 288 percent), New Jersey (up 118 percent), New York (up 89 percent), Connecticut (up 60 percent), Nevada (up 53 percent), Alabama (up 41 percent), Washington (up 36 percent), Indiana (up 36 percent), California (up 19 percent) and South Carolina (up 18 percent).

 

Other high-level findings from the report:

  • Lenders repossessed 27,914 U.S. properties via foreclosure (REO) in October, up 22 percent from the previous month but down 26 percent from a year ago. October posted the largest monthly increase in REOs since June 2009.
     
  • REOs increased from a year ago in 16 states, including Maryland (up 190 percent), Pennsylvania (up 25 percent), New Jersey (up 22 percent), Oregon (up 20 percent) and New York (up 18 percent).
  • Overall foreclosure activity increased from a year ago in 10 of the nation's 20 largest metropolitan statistical areas in terms of population, including Washington, D.C. (26 percent increase), Philadelphia (13 percent increase), Baltimore (13 percent increase), Riverside-San Bernardino in Southern California (8 percent increase), and New York (7 percent increase).
     
  • Among the nation's 20 largest metros, those with the five highest foreclosure rates were Miami (one in every 363 housing units with a foreclosure filing); Tampa (one in every 395 housing units); Baltimore (one in every 435 housing units); Riverside-San Bernardino in Southern California (one in every 495 housing units); and Chicago (one in every 553 housing units).
  • A total of 56,452 U.S. properties started the foreclosure process in October, up 12 percent from previous month but down 4 percent from a year ago. This was the largest monthly increase in U.S. foreclosure starts since August 2011.

Owning a home comes with a long list of responsibilities including maintenance, lawn care, cleaning and more.  But one of the most important things you can do for your home, and your pocket, is to purchase some good home insurance.  When you are purchasing a Lake Murray, SC home, or any other home, you will be presented with several options for home insurance.  There are many different budget levels and many types of coverage, making the choosing process confusing for some home buyers.  Today's blog discusses some basics about insurance and how you can make the best choice for you.  We hope you will find this article helpful and we invite you to call us with any questions you may have, or to get a closer look at the current Lake Murray homes for sale.


Home Insurance

With some research, you can save hundreds of dollars a year on home insurance, often without switching carriers:

  • Higher deductibles lower the premium the insurance company charges you. Just make sure you have enough cash to cover the larger deductible.…
  • Most companies offer discounts for smoke detectors, burglar alarms, dead bolts, fire extinguishers, and Neighborhood Watch programs.
  • Third-party alarm monitoring systems earn higher discounts.…
  • Earn “multiple coverage” discounts by using one carrier for all of your insurance.…
  • Your premiums will be higher if the nearest fire station and fire hydrant are too far away for effective emergency aid.…

 

Also, going without a claim for 3-5 years may warrant a discount. And most companies reward longevity of service with a discount. Some companies offer discounts to people who have paid off their mortgage. Discounts often apply if your home was built or rebuilt within the past 10-15 years.… Check out non-smoker, early retirement, and live-in-housekeeper discounts.

Mortgage lenders require borrowers to carry insurance, but even those who own their homes outright need insurance.

Policies pay settlements on an actual cash value basis or a replacement cost basis. The “actual cash value” method entitles the owner to the depreciated value of the damaged property. The “replacement cost” coverage model, costing more, pays the amount to actually replace lost or damaged items.

An "all risk" policy covers losses from any peril not specifically excluded from the policy. A "named perils" policy covers losses only from perils specifically listed in the policy.

 

There are four basic types of coverage contained in a homeowner’s policy:

1) Dwelling and Personal Property. This should cover damage to the structure.
2) Personal Liability. If someone trips on your steps and sues, this may cover the legal fees.
3) Medical Payments. This may cover medical treatment for visitors who suffer injury or illness in your home.
4) Additional Living Expenses. If your home becomes uninhabitable, this may cover expenses for time in a hotel.

You are responsible for loss recovery. To prevent forfeiture of coverage and increase your ability to get a settlement: notify carrier immediately after a loss; make repairs to prevent further damage; list personal items damaged; show an insurance representative the damage; complete a statement explaining circumstances for the insurance company.
