6 Tips for Selling Your Home Fast and For Top Dollar

 

According to the National Association of Realtors®, more than 4.25 million homes sold in 2011. That's a lot of real estate and such numbers raise the question: How are sellers doing it?  "Because individual homes are unique, there isn't one single strategy that works equally well for every property," says Wendy Forsythe, the executive vice president of a real estate company. "The real trick is understanding that today's marketplace is cash driven, quick and highly competitive. Owners who understand their local markets and work with a knowledgeable agent are those most likely to succeed."

 

In March roughly one-third of all sales were cash, meaning a large number of buyers are not dependent on lender financing, the sale of their existing home or a settlement that might be 45 to 60 days in the future.  Instead, they can act quickly and in many cases seek properties which can be bought today and occupied tomorrow.

 

To ready a home for sale in today's marketplace, Forsythe says owners should consider six basic keys to selling success.

 

Six Keys to Success:

 

1) Curb appeal counts. Most home buyers want homes which look great from the outside. It's not just a question of curb appeal - it's about perception. If a home looks good from the street it probably means the property is ready for a new occupant without a lot of cost or hassle.

Buyers tend to pass on a home that doesn't appeal to them from the street-not even bothering to look inside. An experienced local REALTOR® can show you how to generate the most curb appeal with the least cost.

 

2) A clutter-free home. With the new emphasis on cash sales and speed owners must show homes which are free and clear of clutter. A clutter-free home will make interior spaces look larger and eliminates the need to get rid of stuff when you are in the throes of moving. It makes sense to donate or reduce clutter before a home is placed on the market - not only as a sales tactic but also as a practical step toward relocation.

 

3) Working condition. Having your home's systems in good mechanical condition is an advantage in today's market. Most distressed homes can't compete when it comes to such basics as working heating, plumbing and air-conditioning. Properties that can readily pass a professional home inspection are often easier to finance, and are generally more appealing to buyers who don't want to face the unknown costs and delays sometimes associated with major renovations.

 

4) List and negotiate properly. According to Forsythe, "a seasoned REALTOR® can show owners how best to market a particular home according to such factors as location, price, condition and financing. Owners want to work with us because our experience brings value and confidence to a transaction, factors that are enormously important in a changing marketplace."

 

5) Seek prequalified buyers. While many sales may be for cash, the majority still require financing. It would be frustrating to enter into a sales contract with a potential buyer who ultimately cannot obtain financing to purchase your home - meaning you have lost time - and potentially money - and then you have to start over. When a home is shown by appointment, the buyer should have a pre-qualification letter in hand.

Such letters from lenders are not binding but at least show that the purchaser sat down with a loan officer and has some realistic sense of what he or she can reasonably afford.

 

6) Distressed properties. Roughly 30 percent of today's home sales involve "distressed" properties - a term which includes short sales and foreclosed properties owned by lenders. You need to consider the distressed properties in your neighborhood when pricing and marketing your home. These properties typically sell at discount, especially in major foreclosure centers and sometimes require substantial repair and rehabilitation.  "Home sellers can compete with these offerings," according to Forsythe. "There's no question that a large number of distressed properties in a local market will impact prices, but price is not the only factor buyers consider. While distressed homes work for some purchasers, they're not the right choice for buyers who want homes that offer move-in condition - homes in better shape that can often command higher prices."

 

While the housing market is just in the beginning stages of a recovery, it's still possible to successfully sell your home by making sure you're catering to the kind of buyers in the market today, and by making sure that you - and your home - are ready to move as quickly as these buyers are.

    Brian Groen Joins EXIT Realty

    Today I would like to speak to you about one of our newest franchise owners, Brian Groen, in Menifee, California.  Starting a Real Estate franchise in these times in California takes a very well thought out plan prior to making the commitment to open.  With California going through one of the most challenging markets in any of our lifetimes, as far as the Real Estate business is concerned, understanding the systems and technology offered by any Real Estate Franchise platform is an absolute must and Brian did his homework.

     

    Actually Brian, owner of EXIT Advanced Solutions Realty in Menifee, found EXIT Realty quite a while before he took the plunge and purchased his franchise.  Unlike some, Brian took his time and considered many, if not all, the aspects of running a brokerage business of his own.  Concerns like recruiting the right kind of agents, finding the right training to empower and encourage his agents, looking for systems to track and manage his small current office now that also have the ability of scale and be robust enough to work when his office is a multi office corporation with 150 to 300 agents.  These themes also had to include an underlying theme of his operation becoming a family friendly, compassionate, contributing member of the local business community.

     

    But probably the single most important reason Brian picked EXIT Realty is because of the way EXIT Realty shares the growth of the office, the Region and the National franchise with each of its associates.  Having all of us connected by what essentially is a sharing of all these entities creates a shared financial experience and shared reward system with every agent in the office.   Brian told me last week that he had already outgrown his small starter office in just the first few months of operation and will be looking for a larger office shortly.

    Not Owner Finance Success Story

    People ask me all the time, "If I have bad credit, can I still buy a home?"  The short answer to this question is yes, you can.  However there is a longer set of questions that need to be asked.  One of the obvious is questions is, "why is your credit bad?"  I never judge a person based on their credit score, lets face it, life happens.  However, if there is not a good story behind it, and they just don't pay there bills on time, or at all, they are not a candidate for Owner Financing.  We would not want to put them or the seller into a potential bad situation.

     

     

    Another question I ask, is how far are they away from being able to obtain a bank loan?  This is important for two reasons.  One, about 2% of the market is available with owner financing.  Second, if they can obtain a bank loan, they will pay a much lower interest rate, saving them sometimes hundreds of dollars a month.

    I have a client I just helped in this situation.  She was only 15 points away from obtaining a bank loan.  However she wanted to move in to a home right away.  We found 3 properties in 3 months that fit the area she wanted.  During this time, I had her work on the items she needed to fix for her credit report.  Finally her score was high enough.  Now 30 homes came up that fit her requirements.  She now has the home, with the pool, in the area she wanted.  And to top it off, her payment is $300 a month less than she was going to pay. 

    Owner financing is a great way for someone to buy a home, but sometimes with a little patience, more choices can be made available.

    Can I buy a home with Seller Financing?

    Can I buy a home with Seller Financing?

    Today’s market is changing almost daily.  With more mortgage regulations coming down the pipeline, it is becoming more difficult for certain folks to buy a home.  For some, owner financing may be a way, and sometimes the only way, in order to buy a home.  The short answer to the question, yes you can buy a home with Seller Financing. 


     

     

    In San Antonio I often come across folks who truly want to buy a home, but for whatever reason they are unable to obtain a mortgage.  Let’s face it, life happens.  There are a few things that you should be aware of when purchasing or selling a home with Seller Financing:

    1   Make sure that as a buyer or seller, you fully understand what type of transaction you are a part of.  Some types of transactions include contract for deed, lease option, 1st seller carry, wrap mortgage etc.  In some cases the buyer will take title to the property, in other cases title will not be transferred until a later date when certain requirements are met.  So how do you know?  Use a real estate attorney that consistently works with this type of purchase.  I tell my clients that say they know an attorney;  If you were on trial for murder, would you use an attorney who specialized in divorce, or criminal defense?


    2   Ensure there is clear title, and that your purchase is recorded, even if you are not taking title.


    3   Use a third party collector to collect the monthly payments.  This way you have a record of the payments, and can obtain the payoff right away when you need it.  Most sellers will not keep accurate records for payoff, or tax purposes.


    4   Most sellers are going to want at least 10% to 20% for the down payment, and the interest rate is going to be between 8% and 12%.  The sellers are taking a risk on someone who cannot qualify at today’s rates, so yes the terms are going to be different than an FHA or conventional loan.


    5   Use a Realtor who is knowledgeable of how Owner Financing works.  They will likely know the attorneys and title companies to use to help with a smooth transaction.


    6   This is a real estate transaction, so still do your due diligence, inspections, title etc.


    7  And this is most important, make sure you are working on whatever it is that kept you from obtaining a mortgage in the first place.  If it is credit, work on establishing good credit.  If you are self-employed, begin reporting more income.  Why?  You are going to typically need to refinance, or obtain your own financing within 3 – 5 years.  Again, make certain you know what type of transaction you are completing and what all the terms are.


    I have helped many people become home owners with seller financing.  If done right, it can be very rewarding for all those involved.
