Just did my first attempt on video blogging and let's say it was interesting.  I learned a lot from the experience and would love to share them with you.  Please add in your helpful suggestions on making a successful video blog.

  1. When doing a video blog of a neighborhood, make sure it isn't trash day.  Nothing like weaving through yard trash and recyclabes on the curb while you are videoing the neighborhood.
  2. Do more outdoor video footage.  I have a flip HD and it doesn't have the right lense and enough lighting to do a proper video.
  3. Like taking a picture.  A Sunny day is the best time to take video. 
  4. Use a tripod to do the panoramic video footage.  Your hand may seem steady but it ain't. 
  5. When doing voice overs, do short segments and several takes.  You don't need a script but having some key notes to read from will make it easier and faster.
  6. Keep it between 3-4 minutes. 
  7. Have your contact info at the beginning and at the end of the video.  All about getting those leads.
  8. I mixed in video and photos in my video blog.  The interior pictures of the listings just looked a LOT better.
  9. I used IMovie on the APPLE and it worked really well in trimming video, adding in music, pictures, and titles to the video segments.

1.  After you upload a video to you tube, be sure watch it to make sure everything uploaded properly.  One of mine uploaded without the voice over.

 

2.  For a listing, don't put the price on the video.  When it comes time for a price change, it will be difficult to change and you may have bad links on web sites too.

 

I agree with Nelson about using pictures along with the true video in the presentation.

Okay, here is another great tip, use publisher  to create a page with your contact information to use at the beginning and the end of your video.  Save it as a jpeg and just drag and drop.  This will give a nice uniform look to the videos.

Other helpful recommendations from Key were:


  • A video of yourself introducing and concluding the video.  Viewers want to see your personality from the video.
  • If you have trouble speaking in front of the camera, attend a few Toastmaster meetings to help practice making speeches.
  • Google can't read video yet, so place those KEY WORDS/LINKS in the video description.
  • The first video blog may "SUCK", but it will get better and easier on the following ones.

Great tips guys! Also, I try to use the rule of thirds. Just do a Google search to learn all about it. Its not that big of a deal and when you see a video you dont really know exactly why it looks so much better than others but there is just something about it......thats the rule of thirds.


Also, I too like using photos for the interior. I pay a photographer (or have the seller pay) and use them in the video. Its extremely difficult to make nice video of a home interior and watch professional like www.platinumhd.tv and you will never see a walk through...cameras are ALWAYS on a tripod or dolly of some sort and they use tons of lighting....that isnt practical for a Realtor and flip camera.....and besides the "True" reason to do a video is a commercial starring you! The house is just the opportunity so if you do an intro and conclusion with pics you achieve the goal while still looking good.


Also, never stand in direct sunlight. The shadows are too harsh. I ussually pic an overcast day, stand under a tree or deck somewhere out of the sun.

PLEASE USE AN EXTERNAL MIC! A good video with terrible audio will be worse than a bad video with good audio and its only $20. Keep it up my Exit Bruthas!
